Care Homes and Retirement Communities
The UK’s over 65 demographic is growing at three times the rate of the rest of the UK population, which places additional demands on healthcare services and creates the need for more specialist real estate.
In addition, this demographic has growing expectations of lifestyle and quality, which is quite different to prior generations.
Octopus Real Estate is investing in care homes and retirement communities that prolong independence, bring like-minded people together socially and centre around great designs adjusted for the customers’ age.
Octopus Real Estate previously managed MedicX Fund, the specialist primary care listed REIT which owned 165 GP surgeries across the UK and the Republic of Ireland, with a gross asset value of over £800m. In March 2019, MedicX Fund merged with Primary Health Properties (PHP), another primary care REIT.
Under Octopus Real Estate’s management, MedicX Fund created a market leading portfolio of modern, purpose-built medical centres, delivering an annualised total shareholder return of 11% over the last 10 years. Its share price closed upon merger at a 17% premium to EPRA NAV per share.
Octopus Real Estate maintains its strong relationships with the NHS, Trusts, commissioners and providers.
